Waterway Palms Plantation 2026 Real Estate Market Update: What Buyers and Sellers Need to Know
More homes sold, resale marketing times shortened, and pricing continues to matter in one of Carolina Forest's distinctive gated communities.

Waterway Palms Plantation has long been a distinctive part of the Carolina Forest real estate market. From its Charleston-inspired architecture and custom-built homes to its extensive amenities and Intracoastal Waterway access, the community offers a residential setting unlike many others in the Myrtle Beach area.
But what is happening with real estate values and sales activity in Waterway Palms Plantation?
Rather than relying on general Myrtle Beach housing statistics, I reviewed the community's actual MLS closed-sale activity from January 1 through October 24 for both 2025 and 2026.
The results tell an interesting story: more homes sold, marketing times improved substantially for resale properties, and median pricing remained relatively close to the previous year.
Waterway Palms Plantation: 2025 vs. 2026
| Market indicator | 2025 | 2026 |
|---|---|---|
| Closed home sales | 42 | 51 |
| Total closed sales volume | $40.36 million | $46.48 million |
| Median sale price | $817,500 | $799,999 |
| Median sold price per heated sq. ft. | $251.34 | $248.77 |
| Median days on market* | 150 | 105 |
| Median sale-to-asking-price ratio | 97.1% | 97.8% |
The days-on-market comparison excludes four 2026 transactions recorded as sold before listed with zero marketing days. Including those transactions, the 2026 median is 100 days.
The takeaway: Closed sales increased 21.4%, total sales volume increased 15.2%, and the median sale price was approximately 2.1% lower than the same period in 2025.
These numbers reflect the homes that actually sold, not a uniform change in the value of every property within Waterway Palms.
More Homes Are Selling, but Not Every Property Performs the Same
One of the encouraging developments in 2026 is the increase in completed transactions.
Through the reporting period, 51 homes closed compared with 42 during the same period in 2025.
Resale properties also experienced a notable reduction in marketing time. The median days on market for resale homes declined from 152 days in 2025 to approximately 90 days in 2026, excluding a transaction recorded as sold before listed.
That is meaningful activity.
However, it does not mean every home is selling immediately or that homeowners can price their properties above the market without consequences.
Buyers continue to evaluate condition, construction quality, floor plans, homesite location, and overall value. Those differences are particularly important in a community with as much variety as Waterway Palms.
Understanding Home Prices in Waterway Palms
The overall median sale price moved from $817,500 in 2025 to approximately $800,000 in 2026.
But looking at the entire community as one group can hide important differences.
For example, the MLS records show that resale homes had a median sale price of $800,000 in 2025 compared with $740,000 in 2026.
Properties classified as never occupied, on the other hand, had a median sale price of $835,000 in 2025 compared with $935,000 in 2026.
These are different groups of homes sold in different years. The figures should not be interpreted as evidence that an individual resale home lost value or that a particular newly built home appreciated.
What they demonstrate is the importance of understanding which properties are selling, not simply the average or median price of the neighborhood.
A lakefront property with extensive upgrades, a custom residence on a premium homesite, and a home with more traditional finishes should not automatically be evaluated using the same price-per-square-foot expectations.
What Makes Waterway Palms Plantation Different?
Waterway Palms Plantation is a gated community situated along the Intracoastal Waterway in the Carolina Forest area of Myrtle Beach.
The neighborhood combines Charleston-inspired architecture, Lowcountry-style homes, custom construction, and a central amenity complex surrounded by lakes.
Community amenities include an impressive two-story clubhouse, swimming facilities, tennis courts, playground areas, gathering spaces, and access to a community boat launch and dry-dock boat storage, subject to applicable association rules.
The neighborhood's architectural variety is another major consideration for prospective buyers.
Some buyers are interested in traditional Lowcountry residences, while others prefer multilevel Charleston-style architecture or a more recently completed custom home.
The community also offers opportunities to explore resale properties, newly constructed homes, and vacant homesites, depending on current availability.

What Waterway Palms Homeowners Should Know Before Selling
If you own a home in Waterway Palms Plantation and are considering selling, the community's overall sales figures are a useful starting point, but they are not a substitute for a property-specific valuation.
Several considerations can significantly influence a home's market position:
- Homesite location: Lake views, privacy, orientation, lot characteristics, and surrounding properties can influence buyer interest.
- Construction and finishes: Custom construction, floor plans, renovations, and the overall quality and condition of the home matter.
- Competition: The active properties competing for the same buyer may be more relevant than homes that sold six months ago.
- Pricing strategy: The relationship between asking prices and completed sales demonstrates why thoughtful pricing matters.
- Presentation: Professional photography, accurate property details, quality video, and effective marketing help buyers understand a home's value before scheduling a tour.
In my experience, one of the biggest mistakes a seller can make is relying entirely on an automated online estimate or one neighborhood-wide price-per-square-foot figure.
A home deserves to be evaluated on its own merits, with an understanding of the buyers likely to be interested in that particular property.
What Buyers Should Know About Waterway Palms
For prospective buyers, Waterway Palms offers more than a choice between different homes.
Buyers may also need to compare resale properties with new construction, consider whether a particular homesite fits their goals, and understand the architectural requirements that apply to future building or exterior changes.
Important questions include:
Should I buy an existing home or build?
The answer depends on your timeframe, budget, preferred floor plan, lot availability, and the level of customization you want.
Does a higher asking price mean a better property?
Not necessarily. Homesite location, improvements, construction quality, condition, and comparable sales should all be evaluated.
Are the community's amenities available to all owners?
Buyers should review the current association documents, rules, fees, and any applicable reservation or usage requirements before purchasing.
Understanding these details before making an offer can make the entire process easier.
